Presbyterian Village North (PVN) is a not-for-profit senior living community featuring diverse life enrichment activities, on-campus health services, chef-prepared cuisine, and a variety of spacious and desirable residential options. Situated on 66 beautifully landscaped acres, you will find a neighborhood lined with mature trees where residents can enjoy a putting green, dog park, Gruchalla Pavilion, and a central park with water features and walking trails. Our Independent Living offers maintenance-free living and an active community of friends and social opportunities while being conveniently located near shopping, dining, medical centers, cultural events, and more.
Who owns the community? Are the owners local? Is ownership not-for-profit?
Presbyterian Village North is owned by Dallas-based Forefront Living, a not-for-profit organization headquartered just 1.2 miles away from the community. This close proximity fosters frequent and convenient interaction between Forefront leadership and PVN residents and staff. Forefront Living is a not-for-profit organization.
How long has the community been open, and how can the community’s financial strength be demonstrated?
PVN has more than 40 years of history and a stellar reputation in Dallas for quality care and financial security. We proudly offer potential residents a Disclosure Statement that we file with the Texas Department of Insurance annually. This document discloses key metrics of financial stability such as net operating income, debt service coverage ratio, and liquidity ratio that is days cash on hand or the rainy-day fund.
What is the cost?
There is a one-time refundable deposit fee that is paid on the day that you move in, along with a monthly service fee. Cost is dependent on the style of home you select.
How many different contract options are offered at the community?
Currently, PVN offers six different contracts to choose from, with varying entrance fees, monthly service fees, entrance fee refundability, etc. Your residential sales counselor will share all the details you need to make an informed decision based on your family and financial situation.
What does the monthly service fee cover?
PVN’s all-inclusive monthly service fee covers: parking; scheduled transportation; weekly housekeeping; a culinary plan; activities; emergency response system; and major utilities such as electric, water, sewer, and trash.
Tell me about the activities and programs that residents enjoy. Is there an additional cost? Who plans activities and programs?
PVN residents enjoy social, cultural, educational, and spiritual programs planned by a professional staff in the Community Life Department. Some of the most popular programs include Wellness University, our Chautauqua cultural enrichment series, and over 60 fitness classes weekly. Program costs are included in the monthly service fee.
How large is the community’s fitness center, and what type of equipment is available?
PVN’s state-of-the-art, 14,000-square-foot fitness center has an open gym floor for cardio and strength training, a studio for group classes, and a large indoor swimming pool for aquatic fitness. Examples of classes include yoga, tai chi, aqua cycle class, and even a golf simulator. Our HUR strength equipment features an electronic card reader that is personalized for each resident to track progress and monitor settings. ICAA NuStep recognized the PVN Wellness Department with a Beacon Award for being among the top five senior living wellness programs in North America.
What are some of the community’s unique amenities?
Beautiful walking trails, a library featuring more than 6,000 books, multiple dining venues (including a food truck), woodworking shop, pavilion, 250-seat auditorium, a chapel with 100-year-old stained glass, dog park, putting green, salon/spa, onsite primary care and medical clinic, and onsite pharmacy.
What is furnished in my new home?
All major appliances including microwave, stove/cooktop, refrigerator/freezer with
icemaker, dishwasher and disposal. Washer/dryers are available in most residences, and laundry facilities are provided for select units.
What if a resident needs a higher level of care than the services offered in Independent Living? How large is your healthcare area?
Should residents’ health needs change, PVN offers priority access to 101 Assisted Living apartments; 44 Memory Support suites; 74 private nursing suites (with a five-star overall Medicare rating); and even hospice.
When a resident moves out of PVN, when does the monthly service fee stop, and when is the entrance fee refund paid?
PVN requests a 30-day written notice. The monthly service fee stops when all furnishings have been removed from the apartment. Historically, PVN has paid entrance fee refunds within approximately 45 days.

Our gift to you is a complimentary Personal Relocation Manager to make your transition to PVN as seamless and stress-free as possible. You will work with our experienced team who will help guide you through your move.
Are pets allowed?
PVN is a pet-friendly community and welcomes family pets such as cats, dogs, birds, and fish. Certain fees or restrictions may apply.
I enjoy having my family visit me in my home, sometimes overnight. Are children and grandchildren welcome to visit me at Presbyterian Village North?
Your family is welcome to stay in your home or in our guest suites at PVN for up to 14 days. Certain fees or restrictions may apply.
